Building in Northwest D.C. sold for $22M
A nearly 100,000-square-foot office building in D.C. has changed owners for $22 million.
D.C.-based Infrastructure Capital Group, a local property owner and developer, paid $221 a square foot for 2121 Wisconsin Ave. NW. D.C.-based Penzance Properties, an owner, developer and manager of commercial properties, sold the four-story building. Built in 1960 and renovated in 2000, the 99,740-square-foot property is 90 percent leased to tenants such as Georgetown University, WBDC Broadcasting and Forrest Perkins, an interior architectural and design firm. Dek Potts and Jim Meisel, executive directors in the D.C. office of real estate firm GVA Advantis, were the brokers in the transaction. "This investment historically has been a steady performer, and the fact that the new owner also owns the adjacent property will further enhance the future possibilities and synergies," says Potts. In October 2002, Infrastructure Capital Group (ICG) and Fidelity Real Estate Group bought 2115 Wisconsin Ave., a 180,000-square-foot office building occupied by tenants such as Georgetown University, Fannie Mae and MedStar Health. Two years later, ICG acquired Fidelity's interest in the building in a recapitalization valued at $47 million.
