The Gallup Building, 901 F Street, NW, Washington DC

ICG Properties acquired the historic Masonic Temple and an adjacent parking lot at 901 F Street, NW in 1996. The ambitious redevelopment project included a complete (volumetric) restoration and rehabilitation of the circa-1869, four-story structure, as well as the construction of a new, eight-story, Class-A office building. Highlights include a six-story atrium connecting the structures and a restored great hall that now serves as conference space for the Gallup Organization.

The award-winning project, designed by the acclaimed firm of Martinez & Johnson Architecture, earned recognition from the DC Preservation League and many regional organizations. Successfully leased to a distinguished roster of tenants, including the Gallup Organization, Fannie Mae and Northrop Grumman, the Gallup Building helped launch the redevelopment of the East End community—now thriving with offices, condominiums, shops and restaurants.

ICG co-developed the property with Karchem Properties. Equity partners also included Northridge Capital, Clark Real Estate Advisors and KDK Associates. The project was completed in 2000, and ICG Properties sold the property in 2004.
